I’ve taught Excel financial modeling for about 15 years, but here’s a sobering thought: what if Google’s artificial intelligence projects removed the need for humans to build financial models? If you haven’t played with Google Sheets, it’s worth checking out. Basically, you give it data, and then tell it to build a chart using natural language, and it does it. MIT’s Technology Review did a nice write up on the technology and where it’s going.

It’s a relatively short jump to giving it a rent roll of rent controlled and free market units, explaining what you want the turnover rate to be, and then letting it do all the work. It’s a heck of a lot cheaper than hiring an analyst.
