Acquisition and Development Templates for a National Industrial Developer

We built an acquisitions model and a development model for one of the largest developers in the United States.

We worked with stakeholders throughout the firm to ensure that the final product would be well received and implemented appropriately. We focused on how they source input data, evaluate new investments, and distribute that information throughout the organization.

Key features of the finished templates include:

  • Extensive use of tables and “dynamic arrays” to maximize flexibility.
  • Used Visual Basic to turn on and off additional worksheets as needed to boost calculational speed.
  • Automated table of contents
  • In the development model, a complete replication of “Argus-like” rollover calculations in Excel.
  • In the acquisition model, a hand-off from other software programs so that the analysis could be finished in Excel.
  • Implemented a range of expense recovery options for both existing and future tenants.
  • Added in the optionality to use ground leases instead of taking outright ownership of the sites.
  • Ability to analyze up to five investments per workbook and view them on an individual or portfolio level.
  • Complex financing including construction, bridge, and permanent financing. Ability to vary which components of the development could be financed.
  • Added a series of executive summary worksheets to show the final outputs clearly for management. We delivered a model that was exceptionally complex in its function but was also easy to understand for the end user.

As with all of our projects, the final models were delivered fully unlocked. They are being used to evaluate new investments and support their ongoing asset management processes.
